Case Study: Finding the right solution for a couple buying together

The client

A divorced man and a divorced woman who had each sold their previous homes and wanted to buy a property together in Dorset. They were excited about their future but also wanted reassurance that their new purchase would protect them both fairly.

The challenge

 

  • The couple wanted to combine their resources to buy a new home.​​

  • They didn’t want to be financially tied in a way that meant they couldn’t access their share if circumstances changed.

  • They knew they needed “something different” but didn’t know what options existed.

  • Most lenders default to a joint tenancy arrangement — where both parties own the whole property together. Under this setup, if one wanted to sell, both would need to agree, and if one passed away, the other would automatically inherit their share.

Our solution

After listening to their concerns, we explained the option of buying as tenants in common.

This meant each person would own a defined percentage of the property (e.g. 50/50, or another split they agreed on).

Each could pass their share on separately in their will, and they wouldn’t automatically inherit from the other.

If one wanted to sell, they could still realise their share without relying solely on the other’s agreement.

We identified a lender prepared to accept this arrangement and guided the clients through the mortgage process.

We also liaised with their solicitor to ensure the legal structure reflected their wishes and protected both sides.

The outcome

The couple successfully purchased their new home together.

Each now owns a defined share, giving them independence as well as the ability to move forward together.

They were relieved to discover there was a practical solution available — one they hadn’t known existed before speaking with us.

Case Study: How we helped a client buy a probate property without unnecessary delays

The client

Our client was purchasing a leasehold property through probate, but there were two significant complications.

The challenge
 
Firstly, the lease needed to be extended.
 
Many lenders require the lease extension to be completed before they'll even consider a mortgage application, which could have delayed the purchase by several months.
 
Secondly, our client was due to start a new job but hadn't actually begun employment yet.
 
Many lenders are reluctant to lend where employment hasn't started, creating another potential obstacle. The client was understandably keen to complete the purchase as quickly as possible and avoid losing the property.

Our solution

Rather than waiting for the lease extension to complete, we identified a lender whose criteria allowed the mortgage application to proceed before the extension had been finalised.

At the same time, we carefully assessed which lenders would be comfortable considering the client's new employment contract, despite the role not yet having started.

Throughout the process, we remained in regular contact with the client, solicitor and lender, providing updates and being available outside of traditional office hours whenever questions arose.


The outcome

By selecting the right lender from the outset, the mortgage application was able to progress without waiting months for the lease extension to complete.
