New Forest property prices: what buyers in Bournemouth and Dorset need to know

If living close to the New Forest is part of your dream move, new research shows just how highly buyers value the lifestyle it offers.


Nationwide’s latest analysis of property prices around Britain’s National Parks found that the New Forest has the highest average property price of any National Park in the country, at £563,000.


More broadly, homes located within a National Park attract an average 24% price premium compared with otherwise similar properties elsewhere, according to the research. And the appeal extends beyond the park boundaries, with homes within 5km of a National Park attracting an average premium of 6%.


For buyers in Bournemouth, Christchurch and the surrounding area, it raises an interesting question: how much is proximity to places like the New Forest worth to you – and where could your mortgage budget take you?

The New Forest has Britain’s highest National Park property prices


It’s perhaps not surprising that buyers place a premium on living in and around the New Forest National Park. With its villages, open heathland, woodland and coastline – while still being within reach of Bournemouth, Christchurch and the wider south coast – it offers a combination of countryside and connectivity that appeals to many homebuyers.


That desirability is reflected in New Forest property prices.


Nationwide’s research, based on its mortgage lending data for the 12 months to June 2026, puts the average house price within the New Forest National Park at £563,000 – the highest of all Britain’s National Parks.


Importantly, the 24% National Park premium is a national average rather than a figure specifically for the New Forest. However, it demonstrates the additional value buyers can place on a home within a protected landscape.


The New Forest effect extends beyond its boundaries


One particularly interesting finding from Nationwide’s research is that the property premium doesn’t stop at the National Park boundary.


Homes located within 5km of a National Park attracted an average 6% premium compared with otherwise similar properties.


That makes sense. For many buyers, being able to easily enjoy the countryside may matter more than technically having a National Park address.


It also means that if you’re thinking about buying a house in or near the New Forest, exploring the wider surrounding area could open up considerably more choice while keeping the lifestyle and location you’re looking for within easy reach.


What about house prices in Dorset?


The research also looked at Britain’s National Landscapes – areas previously known as Areas of Outstanding Natural Beauty (AONBs).


Across Britain, Nationwide found that homes within a National Landscape attracted an average 14% price premium.


Closer to home, the Dorset National Landscape had an average property price of £345,000 in Nationwide’s analysis. The protected landscape covers a significant part of Dorset and stretches east towards Poole Harbour.


It reinforces something many local buyers already recognise: access to coast, countryside and attractive surroundings can add real value to a location.


And in this part of the country, buyers have plenty of choice – from the New Forest and rural Dorset to Bournemouth’s beaches and Christchurch’s coast, harbour and rivers.


Could looking around the New Forest give you more choice?


If you love the New Forest, it’s worth thinking about exactly what it is about the area that appeals to you.


Is it being surrounded by countryside? Weekend walks? Village life? Easy access to the forest? Being close to the coast? Or a combination of all of them?


For buyers looking around Bournemouth and Christchurch, widening the search area can create more possibilities while still keeping the New Forest within easy reach.


The right location will be different for everyone. It depends on what matters most to you, where you need to be and what you want from your next home. And that’s where understanding your mortgage position early can be particularly useful.
